It's one of the first questions we get asked, and it's a fair one - but there's no single flat rate for a house clearance, because no two jobs are really the same. A single-room clearance in a flat is a very different job to clearing a full three-bedroom family home. What we can do is walk through the main things that affect price, so you know roughly what to expect before you get a quote.
What affects the price of a house clearance
- Volume of items - how much needs to be cleared is usually the biggest factor, from a single room to a full property.
- Access - stairs, narrow doorways, limited parking or a long carry to the van all affect how long a job takes.
- Type of waste - general household items cost less to dispose of than mattresses, upholstered furniture or construction debris, which need specialist routes.
- Full or partial clearance - clearing an entire property is different pricing to a single room, garden or outbuilding.
- Timescale - a flexible date is usually more cost-effective than a fixed, short-notice one.
Probate clearances
Probate clearances often add a layer of complexity beyond a standard house clearance, since there's usually a need to identify anything of value, sentimental or otherwise, before the rest is cleared. Solicitors and executors also often work to a deadline set by the estate. We're used to working alongside families and solicitors on this, taking care with sorting and keeping clear communication throughout.
How we quote
We don't do vague estimates over the phone. For most jobs, a few photos and a description of what needs clearing is enough for us to put together a fixed price. For larger or more complex clearances, we'll arrange a quick visit. Either way, your quote is confirmed and valid for 30 days before any work begins, and payment is taken in clear stages as the job progresses - no surprises on the day.
Getting an accurate quote, fast
Whether you're clearing a two-bed terrace in Lincoln or a full family home near Grantham, sending us a few details and photos is the quickest way to get an accurate price. The more we know upfront about access and volume, the more accurate that first quote will be.
