Clearing the home of someone who has died is rarely straightforward. We handle house clearance after a death discreetly and respectfully, taking care of the sorting, the clearing and the paperwork, so executors, families and solicitors can concentrate on everything else.
Probate clearances involve several people, and each needs something slightly different from us.
Often you live some distance from the property and are dealing with everything else at the same time. We work from clear instructions, keep you updated and send photos so you can see what has been done.
One reliable contact for estate clearances: a written fixed quote, a photo report on completion, waste paperwork and insurance details on request.
Once the contents have been dealt with, we get the property empty and ready for sale or letting, including gardens, garages and outbuildings.
Five clear steps, with no surprises on price or on the day.
Send a few photos and a short description, or give us a call. Let us know the address, how we get in (keys, key safe, stairs, parking) and any deadline you are working to.
We offer a free, no-obligation walk-round of the property. You then get a fixed price in writing, valid for 30 days, so you know the cost before anything starts.
Anything of value, sentimental or important is set aside for the executor, and nothing leaves the property without your agreement. If we come across cash, jewellery or important documents, we stop and let you know.
We clear the property and take everything away. Usable items can be donated where we can arrange it, and the rest is recycled or disposed of through licensed facilities, with a waste transfer note for the job.
You receive before and after photos, the property is left broom swept, and keys are handed back or returned as agreed.
The same standard on every job, whatever the size of the property.
Instructing us is simple, and we keep you informed throughout.
Send us the property address, access details and your timescale at hello@kittoeraw.uk or call 07884 576020. We reply with a fixed written quote, and can address the invoice to the executor or the estate, whichever suits your process.
Our waste carrier details and insurance information are available on request.
Straight answers to what executors and families ask us most.
A probate clearance is the clearing of a property after someone has died, usually arranged by the executor or the family. It typically involves sorting the contents, setting aside anything of value or sentiment, and removing and disposing of the rest so the property can be sold, let or handed back.
No. Many executors live some distance away. We can collect keys from a neighbour, solicitor, estate agent or key safe, work from instructions agreed in advance, and send before and after photos.

It depends on the size of the property and how much is in it. We confirm the expected timescale in your fixed quote, and if you are working to a deadline, such as a sale completion date, tell us when you get in touch.
We do not remove or dispose of anything that might matter. Valuables, paperwork and sentimental items are set aside for the executor, and if we find cash, jewellery or important documents we stop and let you know.
Clearance costs are generally paid from the estate, but it is worth confirming with the solicitor or whoever is handling the probate. We can address the invoice to the executor or the estate. We are not legal advisers, so for anything about the estate itself, speak to the solicitor.
