How to Choose a Probate House Clearance Company

Licensed Waste Carrier: CBDU667329·Fully Insured·Based in the East Midlands

Hiring a company to clear the home of someone who has died is a trust decision as much as a practical one. You are giving access to a property full of belongings, and often handing over the keys while you are dealing with a lot else. This checklist covers what to look for, and what should make you think twice.

Check they are a registered waste carrier

Anyone who carries waste for other people has to be registered, and the register is public. Ask for the company's waste carrier registration number and check it on the government's online register. If a company will not give you the number, move on.

Ask for a waste transfer note

A waste transfer note is the paperwork showing your waste went to a licensed site. As an executor you are responsible for the contents of the property, so you want this record. A reputable company will give you one without being asked twice.

Confirm they are insured

You are letting people into a property that may be worth a great deal. Ask what insurance the company holds, including public liability, and ask to see proof. This protects the property and the estate if something is damaged.

Get a fixed written quote after a viewing

A quote given over the phone without seeing the property is a guess. Look for a company that offers a free walk-round and gives you a fixed price in writing, so there are no surprises on the day. Be wary of vague figures, large deposits or pressure to decide on the spot.

Ask how valuables and documents are handled

This is the most important question for probate. Ask how the company deals with jewellery, cash, papers and sentimental items. The answer should be that they are set aside and returned to you, not thrown in with the rest. A before and after photo report is a good sign, as it gives you and the other beneficiaries a clear record.

Look for discretion and care

You want a team that treats the property and the family with respect and keeps your business private. Check reviews, ask how they work, and notice how they speak to you on the first call. If they are patient and straightforward with you, that is usually how they will behave on site.
